Anawim Housing: The Crest at Baker Creek
Last Thursday, Anawim Housing held a ribbon cutting ceremony to celebrate the grand opening of its newest affordable housing project, The Crest at Baker Creek. The $7.8 million project will bring 60 units of affordable multifamily housing to the northeast side of Des Moines. The Crest at Baker Creek is one of several new projects along Hubbell Avenue, including Anawim's Forest & Fields townhome project across the street and the newly completed Baker Creek Senior Living complex next door, that form an attractive addition to a primarily commercial stretch of this major thoroughfare.
The Crest contains four different floor plans geared toward low-income families, offering 1-bedroom to 4-bedroom layouts. The units, varying in size between 624 and 1184 square feet, will rent for $420 to $870 per month. The complex provides numerous amenities for its new residents, such as a business center, fitness center, health center, and a community garden. The site allows for easy access to a DART bus route that runs down Hubbell Avenue, as well as convenient shopping in nearby Altoona.
Anawim is the developer, general partner, and property manager for the project, but the project is a result of partnerships with other organizations. The Crest received funding through the Iowa Finance Authority’s Low Income Housing Tax Credit program with credit partner Midwest Housing Equity Group. The project was also funded through general partner equity. Construction was managed by general contractor Hubbell Construction Services.
