Construction of Valley Station Nears Completion

With exterior finishes nearing completion, Valley Station, a new 52-unit independent senior living project by Community Housing Initiatives, Inc., is already drawing substantial interest from those travelling along 63rd Street in West Des Moines.

Located only blocks from the heart of West Des Moines’ Historic Valley Junction neighborhood, the project substantially expands the affordable housing options available to area seniors over age 55, including those seeking relief from the burden of maintaining a single family home but wishing to remain in the neighborhood.

Valley Station’s units feature two bedrooms with about 860 square feet of living space.  All appliances, including a washer and dryer, are included in rent, as well as a one-car garage.  In many units, the large, energy-efficient windows frame sweeping views into the scenic Raccoon River valley or of the 5th Street entrance to Valley Junction’s downtown.

The location of Valley Station brings many advantages.  A recreational trail across the street connects to Raccoon River Park nearby, and groceries, prescriptions and shopping are all less than 10 minutes by car.  Just blocks away, Polk County opened a new Westside Community Center in March, offering senior meals and other activities.  The area’s major shopping centers and downtown Des Moines are close at hand.

Valley Station is designed to accommodate senior households with incomes below 50% or 80% of what is typical in Polk County, and some units are available at market rate rents.  The property’s east building, with 26 units, will open first in February 2015, with the remaining units available later in the spring.
