Southern Meadows Homes is being built on the former site of the Booth Memorial Hospital in Des Moines. William Booth founded the Salvation Army Corps in 1865 in London, and the organization arrived in the United States in 1880.  In 1919, the Corps purchased the old Smith Sanitarium and apple orchard at 2847 Indiana Avenue that had been used as a doctor’s residence and health clinic. The 4-story annex was built in 1951.  The site then became the Booth Hospital, one of only 34 Salvation Army hospitals in the country.  The hospital closed in 1972, after having provided homes for 5,500 girls and women.  In 1990, it was converted into apartments.

The property was sold to a developer applying for Iowa Finance Authority Tax Credits. However, when the project failed, the Iowa Finance Authority became the owner and eventually sold it to the City of Des Moines.  After two years of neighborhood meetings, site planning and eventual agreement on a townhome project, the City demolished the Booth Hospital and Hatch Development Group stepped in to present Southern Meadows Homes.  This site is one of only two Des Moines “Rent to Own” home ownership opportunities for low-income families.

During the demolition of the hospital, a time capsule dating back to 1921 was found in the cornerstone of the building that was recently opened by the Indianola Hills Association. The cornerstone will be reinstalled in the Southern Meadows monument stone at the corner of the property along with current information that will be added for future generations.

Southern Meadows Homes will consist of 38 three bedroom townhomes featuring two and one-half baths, large living and kitchen area, plus a two car attached garage with each home.  Ten of the single story units will be ADA-accessible, plus two different designs for the two story units. Schools, services and hospital clinics are within walking distance.

The first 11 homes will be ready for leasing December 1st with the balance completed and leased by February 1st, 2014.
